Osbee engineered a solution to keep the environment as cool, chic, and calm as the elegantly modern residence itself.

Central to this Osbee Home is the shading, which includes solar and blackout motorized roller shades throughout the residence. Lighting and hidden temperature sensors are tied into the system and programmed to ensure energy efficiency and comfort. The Osbee Home app provides convenient control of it all from anywhere in the home and around the world.

Working with architect and interior designer, Osbee engineered and installed motorized shade pockets and drapery tracks hidden inside the lacquered soffits for a seamless, contemporary look.

Customized for this residence, the shades control screen of the Osbee Home app lets the homeowners raise and lower any of the motorized solar shades throughout the home simply by swiping the shade icons up or down.

The app also makes it easy to position the 46-inch TV that’s mounted on a motorized articulating arm near the Breakfast Nook. Once TV viewing is over, a touch of a button tucks the screen neatly back against the wall.

The Media Room is a casual yet fully appointed entertainment space with a 65-inch TV and an audiophile-level soundbar custom-made to match the width of the display for a sleek look and hi-fi audio delivery. The expansive audio and video distribution system provides every form of entertainment the homeowners could want, from HD streaming music and movies to AppleTV, cable TV, and more.

The Primary Bedroom is the perfect marriage of technology and design. Motorized dual-roller shades have one layer for solar shading, and another blackout layer for total privacy and light blocking.

The 65-inch TV is mounted on a motorized articulating arm that can be turned toward the bed or the sitting area.

The tabletop touchscreen on the nightstand allows the homeowners to cue up a favorite movie or TV show, close the curtains, and make sure all the lights throughout the rest of the residence are turned off — all without getting out of bed.
