At Osbee’s Westchester Estate, a 63-inch TV in a specially engineered recess above the fireplace is the focal point in the comfortable Family/Media Room. The motorized Roman Shades and all the light fixtures in the room are easily adjusted using touchscreens, handheld remotes, and multi-function keypads running the Osbee Home app.
In the Library, another TV is placed in the custom millwork cabinet that features a motorized panel to cover the display when not in use.
The casual Family/Living Room at Osbee’s Art Collector’s Townhouse transforms into a home theatre with the touch of a button. In the formal Living Room designed for entertaining, motorized solar shades and lighting are easily adjusted to set the ambiance and protect the artwork and furnishings from the late afternoon sun.
The formal Living Room at Osbee’s Classic NYC Brownstone features wireless lighting keypads and almost-invisible climate control sensors engineered to give the homeowners the most control while preserving the historical finishes in the residence.
In the Family/Media Room, the homeowners can enjoy movies and streaming content on a 78-inch TV with a custom soundbar underneath built to the width and finish of the display for hi-fi audio and a sleek, unimposing appearance.
The discreet low-profile wall keypad and tabletop touchscreen on the credenza in the Sitting Room at Osbee’s Classic NYC Brownstone offer convenient control of the entire smart home, including the lighting and motorized solar and Roman shades.
To dim the ambient light and enhance the viewing quality of the 65-inch TV mounted over the fireplace, whisper-quiet motorized solar roller shades in the casual Living Room at Osbee’s Hudson River Estate can be quietly adjusted using an iPad, iPhone, Crestron touchscreen, or wall-mounted keypad.
In the Game Room, the shades and lights can be adjusted with the touch of a button when friends and family feel like picking up a cue.
When is a living room more than just a living room? With Osbee’s smart-home technology, the Living Room of The Manhattan Penthouse is transformed into a Media Room: Lights and shades are automatically adjusted and a motorized wall panel slides open to reveal a 63-inch TV in a custom-designed recess. Acoustically transparent fabric panels hide a full array of surround-sound speakers.
The informal Living Room of Osbee’s Entertainment Marvel features comfy seating for family and friends, and a 65-inch TV. The speaker grilles to the left and right of the fireplace in have been painted to match the grasscloth wall covering, making them almost invisible.
As with many NYC apartments, rooms often serve more than one function. With the touch of a button, the mirror-paneled wall in the Library of Osbee’s Mansion In The Sky slides to reveal a 65-inch TV and a 7.2 surround-sound speaker system, transforming the room into a fully appointed Media Room.
The chandeliers and lighting in the gold-leaf tray ceiling are easily adjusted using the Osbee Home app or local programmed keypads.
Working with the architect and interior designer, Osbee engineered and installed motorized shade pockets and drapery tracks hidden inside the lacquered soffits for a seamless, contemporary look in the informal Living Room at The Miami Beach Ocean Vista. All the other systems in the residence, including lighting, audio and video access, and climate control were also fully integrated into the smart home system for easy control and convenience.
In the Living Room of Osbee’s Mod Manor, what looks like an elegant mirror hangs above the fireplace. But at the command from a handheld remote, touchscreen, iPad, or iPhone, the television picture magically appears.

At Osbee’s Outdoor Living Room, we started with an entertaining outdoor space with weatherproof audio, video, and lighting — all at the family’s command using handheld remotes and iPads. Inside, The casual Game/Media Room features an 85-inch TV with a 5.1 surround-sound system.
