    After discovering the benefits of an Osbee integrated home in their Westchester, NY residence, the homeowners wanted a similar solution for their New York City Penthouse. With a fraction of the space, incorporating a comparable system presented a challenge. Working closely with the client's architects and designers, we engineered the robust, fully integrated system they asked for.

    A single keypad controls multiple light fixtures in the Dining Room and Kitchen. The color of the wallplate and the font used on the custom-engraved buttons were selected to complement the décor of the rooms.

    • Hidden in a small closet in the corner of the Living Room is the Equipment Rack, which contains the processors, distribution equipment, and audio and video sources for all of the speakers and TVs throughout the residence.

    With custom millwork covering most surfaces in the Study, Osbee created detailed drawings and coordinated the requirements of the A/V components with the architect, designer, and millworker before woodwork began to ensure a perfect result.

    All the light fixtures in the Master bedroom can be controlled by a single wall-mounted keypad, or by using a small touchscreen.

    With closet doors taking up virtually all the wall space in the Master Bedroom, a 32˝ flatscreen drops down from a custom-engineered ceiling lift – and disappears from the room when not in use.

    • The open Stairway features several zones of lighting, all controlled by a single keypad at the bottom of the stairs and another one at the top.

    A weatherproof flatscreen TV resides in a custom enclosure on the Terrace. A motorized awning shades the seating area from the sun with the press of a button.
